The location and features of a home are not the only things that affect the sales price. The number of buyers looking for a home changes dramatically with the weather, economy, interest rates, and most important, the other homes on the market at the same time.

Many sellers say “I just don’t want to spend $400 dollars on inspections for the buyer. Let them get their own inspections after they have made us an offer we will accept.”

What that seller didn’t understand is that it isn’t the cost of the inspections that are usually the biggest problem for sellers, it is having the buyer choose the inspectors, sometimes waiting weeks for the inspectors to visit the property, and the inconvenience of having to accommodate the inspector’s time frames.

If you pay for the inspections and have the reports available, you reduce the risk of your sale falling out of escrow and you increase the possibility of your escrow closing sooner.

Here’s why. The reports and inspections will be available to the buyer before they make you an offer, and so both you and the buyer will know up front what to negotiate. Also, because the inspections are complete, the Buyer will probably request a shorter due diligence period. Because of this, you will probably have a shorter and less stressful escrow.

Less Hassle Means Better Price
More importantly, having reports in advance is all-important to getting the highest net price. Having all inspections and disclosures shows prospective buyers why the house is worth a clean, full price offer.

Also, If you have the inspections completed before you show your house, you can fix most of the issues that arise in the inspections, or at least be able to address them in the selling price.
