How The Multiple Listing Service Works For You
As of January 2004, 7,987 real estate agents belong to the North Bay Association of Realtors. That means that almost 8,000 agents, and all the buyers they each come in contact with, will have the chance to sell your home. The reason for this is that the Multiple Listing Service, or MLS, is the one place that all members of this association, regardless of company name, display the homes they have listed. This gives the other 7,987 agents all the photos and information they need to show your property to all of their clients. Think of it this way, if each agent comes in contact with 10 buyers each month, your home has the potential of being talked about and shown photos of, to over 79,000 potential buyers. In most cases, this service is included in the commission your agent will charge you. In turn, your agent usually agrees to give half of the commission to the agent that has found your property on this computer-based system. No matter who lists your house, or how large or small the company, all 7,987 agents will have the same information and the same opportunity to sell your home.

But in addition to this, your home will also be showcased on the internet on several real estate sites, REALTOR.com, GreatHomes.org, HomeSeekers.com, PressDemocrat.com, MarinIJ.com, all at no additional cost to you. The MLS automatically adds your home to these web sites.

The California Association of Realtors statistics show that 45% of potential buyers are using the internet to help search for a home. And the North Bay Association Of Realtors Multiple Listing Service is the most comprehensive listing of homes for sale in the North Bay Area. In March 2003 alone, more than 12 million internet surfers accessed real estate and rental sites. Of those, 4.6 million visited REALTOR.com, proving again that an individual or company web site cannot compete with the total group site. More homes are sold through this system than any other way.

The size of the company your agent works for has no effect on when or how your home will be put into “the system.” The MLS has a strict set of rules that everyone must obey, or they will be dropped from membership. So, within 48 hours of signing a listing with an agent, using this system, your home MUST appear on the system, or you must sign a form stating that you do not want the other 7,987 agents to know about your home and have the opportunity to sell it.

Most homeowners think that once a for sale sign is placed in their lawn that they are at the mercy of the general public and all real estate agents.  What most sellers fail to realize is that a good marketing plan will eliminate most of the unwanted intrusion.
